Project Phase Spotlight: Procurement of Racking Systems Industrial & Office Build-out for Client Delta Light
The Common Area is experienced in managing through various project types across multiple industries and build-out requirements, including warehouse, distribution & supply chain management systems in the industrial market. The industrial market geographic needs are typically more focused on access to highway road systems, last-mile distribution & proximity to the airport.
On the real estate side, ease of loading in and out of the warehouse building with large vehicles is critical, as can be refrigeration and ceiling heights. Once the location is identified, and the lease is negotiated, as project managers, we can add value in particular during the planning & procurement stages as companies think through the design and vendors that they need to execute the build, supply the racking and packing/shipping areas. Often one of the most challenging vendors to procure is the racking vendor.
We recently assisted Delta Light with this trade's procurement by recommending rack system providers, requesting proposals, and bid-leveling to ensure an apples-to- apples comparison and negotiation of contract terms and pricing. Many vendors will provide the racking but won't pursue the permits or install the system, or one vendor offers a used system, and the other is a new system. When you have multiple hands touching this aspect of the build, there can be mistakes and ultimately finger-pointing, delays, and change orders.
We like to take ownership of this on behalf of the client to continue focusing on their current business and prepare them for their future state. This involves close coordination with the architect, general contractor & life safety consultants to ensure that any requirements for fire sprinkler systems are known and planned for in the procurement of the racks and will be delivered and installed in time for all stages of inspections.
Through years of collaboration with our preferred vendors and our knowledge of these contracts' nuances, we know how to isolate the elements and negotiate the terms of the deal. This ensures the client gets what they need at the best price possible. Existing lease is expiring which opened up the opportunity to split existing operations in Broward into two separate real estate solutions. By separating these two locations they are creating purpose built spaces for the mission of each space: becoming more efficient in their warehouse & distribution center in Pompano Beach while being present in physical proximity to their client base through a state of the art showroom in Miami .
